My Buying Strategy

Initial Buyer Interview

We will meet and get to know each other. I will disclose to you how I work with buyers to help them find their dream home. I will also provide you a buyer packet that includes my resume, buyer handbook, and details on the market trend.

Pre-Qualify For A Loan

If you haven’t already, I recommend you get prequalified by a lender of your choosing. You can also work with my preferred lender, Axiom Mortgage, to find out how much you can afford. Once pre-qualified, we will analyzing your needs and wants to determine what you are looking for in your dream home.

Home Tours

Once we determine your budget, I will compile a list of neighborhoods and homes that meet your criteria. I will organize and schedule a home search process snd provide ongoing updates, drive-bye, and showings of available properties.

Consistent Communication

As we look for the perfect home for you, I will put you on a listing alert so you will be the first to know when a property comes on the market that matches your criteria. I will monitor the market continuously and communicate and consult with you on a regular basis. I will also facilitate the flow of information between you and a potential seller

Writting The Offer

Once we find the best homes for you we, I will review and explain each clause and contigency of the purchase offer making sure it reflects your wishes and needs.  I will present the purchase offer we draft to the seller and negotiate the best terms for you.

 

Negotiate Offer/Acceptance

I will schedule an offer presentation with the seller’s agent and present your offer in the best terms. I will negotiate terms on your behalf to get you the best deal possible. It will be my fiduciary duty to safeguard the deposit check until the offer is accepted and escrow opens.

After Escrow Follow-up

Yay!!! Once we get to this stage, it means you are a new home owner! Congratulations! To ensure a smooth transition to your new residence, I will provide a list of trade professionals who can help with repairs or upgrades to your new home. Our relationship doesn’t end here, I will serve as a resource to your family and friend—there to resolve any problems or challenges you may encounter.
